A 1-bedroom flat in Berlin Mitte or Prenzlauer Berg now ranges from €1,400 to €1,800/month — up sharply from the €900-€1,200 of 2023. Older neighbourhoods like Wedding, Neukölln-Süd and Lichtenberg still offer 1-bedroom rents from €950 to €1,250. Outer districts (Spandau, Marzahn, Köpenick) range from €750 to €1,000.
These ranges represent the 25th-75th percentile of new rentals advertised on ImmoScout24, ImmobilienScout, and Wohnungsboerse during March-April 2026. Renewal rents (people renewing existing leases) are typically 25-40% lower thanks to Mietpreisbremse (rent control), but those flats almost never come on the open market — so a new arrival to Berlin pays the higher market rate.
Plan for an extra €150-€250/month for Nebenkosten (utilities + heating + property tax) on top of the cold rent. Berlin's district heating costs jumped after the 2023 energy reset and have not normalised back.
