What is a good salary in Vienna in 2026? Cost of living, rent and verdict by band

Vienna offers some of the most affordable rents in any major Western European capital — partly thanks to the city's vast public housing stock. Here's what salary translates to a comfortable Viennese life in 2026.

Why Vienna rents are different

About 60% of Vienna residents live in subsidised housing — either Gemeindebau (city-owned) or Genossenschaftswohnung (cooperative). Gemeindebau rents start around €5-€7/m² for long-term residents but waiting lists can be 3-5 years. Genossenschaft requires a one-time deposit (€10,000-€30,000) but offers below-market rent for life.

On the open market, a 1-bedroom in inner districts (1, 4, 6, 7, 8) ranges €1,000-€1,300/month, mid-ring (2, 3, 5, 9, 16, 17) €800-€1,050, outer (10, 21, 22, 23) €650-€850. The market rents are still well below Munich (-30%), Amsterdam (-40%), and Paris (-25%).

Vienna also includes 'Hauptmiete-Befreiung' for many older flats: a sitting tenant pays the legal Richtwert ceiling (around €5.50/m² in 2026), which is half what a new tenant would pay for the same flat. The asymmetry is large.

Monthly cost basket

A single adult in Vienna spends €750-€900/month on groceries, transport, communications and entertainment in 2026. Lower than Munich or Frankfurt, comparable to Berlin.

Public transport is a key Vienna advantage: the year-pass (Wiener Linien) is just €1/day = €365/year, the cheapest in any major EU capital. Almost no one owns a car inside the Gürtel.

Restaurants and groceries: Vienna is around 8-12% cheaper than Berlin and 15-20% cheaper than Munich for a comparable basket.
